Doug is Now Our Gas Lawyer
I am a middle aged son of two elderly parents who own property in Rush Township, Susquehanna County. My parents were considering signing a Company Right-of-Way Agreement without any protections. Doug Clark agreed to meet with Doug on a Saturday morning, and he explained the all the problems of the pipeline agreement and what he has been able to do for clients in negotiating pipeline agreements across Pennsylvania. I was shocked by the power the pipeline agreement gives the companies and what Doug has been able to do for landowners. My parents also received an offer to buy their gas rights for a large one time fee. Doug reviewed this offer with me and showed me permitting activity in our area for the last couple years. He discussed his knowledge of activity in the area. Doug reviewed our potential royalties using lowball figures and it became very clear that my parents should NOT sign the mineral offer. I left our meeting with a much better understanding and a belief that the mineral company was seeking to take advantage of my parents. Thankfully after meeting with Doug it was it became clear my parents should not sign the offer for one time payment to give up their mineral rights forever. Doug will now be our gas lawyer. I thank the Lord for Mr. Clark's time and I believe any one in this situation will also.

Doug Comes Through Again
Doug Clark has come through again for me. He negotiated my gas lease with success and now, having been approached by a pipeline company, I turned to Doug for help. My pipeline agent seemed relatively straightforward, not like the well people, but I still felt I needed help with the easement. Doug presented many addenda which tightened up the easement and improved the situation for me and my heirs. Since pipelines will be with us for many years to come, I did not want to saddle my children with little leverage and difficult circumstances in the future. Doug responded promptly, and clearly had our best interest in mind. He provided the proper wording for our document to give me more peace of mind as we approach the greatest land disturbance our property has seen in over 50 years of our family owning it.

Doug Goes the Extra Mile
Several years ago in signing our lease for the gas company, unrepresented, we vowed we would never sign anything without the guidance of an attorney. We were approached for a gathering line and started our search for guidance. We found Doug through a neighbor and after expressing our concerns and worries, Doug was able to draw up addendums, which eased our minds to safety, environment, and liability. Our questions were answered in a timely manner and if it was not Doug answering, it was Marcia. With so much change with the gas exploration, we found Doug to be on top of changes, and going that extra mile to find answers. We would not hesitate to contact them concerning any kind of pipeline concerning the gas exploration in the future.

TCLF – A Win-Win for Bradford County Landowner
We are landowners in Bradford County. We have leased land to one of the major gas companies and have been approached by them several times for various reasons relating to the infrastructure necessary for the gas drilling process. Good legal representation is essential for landowners because there is so much information to absorb and understand relating to the Marcellus Shale and it can be truly overwhelming. We have negotiated a Compressor Station, Water Impoundment Pond, Gas Pipelines, Well Pad and Access Roads. When we were initially approached, my husband did research on the internet and found the name of Clark Law Offices in Peckville, PA and was very impressed. We have been so very fortunate to have used their law firm. Doug is fair, diligent, and well versed on all of the many complicated issues that relate to the Marcellus Shale. He is a strong negotiator and we were extremely pleased and pleasantly surprised with the amount of the potential financial awards and the subsequent sign-up fees that he was able to negotiate on our behalf. Phone calls and emails are answered promptly and his office staff is polite and very knowledgeable about ongoing cases. Additionally, Doug Clark’s Law Firm is well respected by the gas companies. Using his firm has been a win-win situation and we consider ourselves very lucky to have found them.

Advice: Contact TCLF Before Signing Anything
I am fortunate that I engaged Doug Clark and The Clark Law Firm, to assist me in my negotiations with my Pipeline Right of Way (ROW) Agreement. Without their knowledge and experience I would have been a lost soul. They not only helped me to get a fair price but most importantly they built in addendums to the ROW agreement that protected me as a landowner. There were so many things I had not even considered that Doug incorporated into the agreement to prevent abusive incidents from ever happening. My advice to any landowner considering a leasing agreement in the Marcellus shale area is to contact Doug Clark before you sign anything. You will be very pleased with the results.

Out of State Owner Thanks TCLF
We would like to thank you for all of your help in reviewing and negotiating our ROW Agreement. Being an out of state resident, it was very important to us to have someone with your local knowledge and expertise about this booming industry to protect our rights as a Bradford County investment landowner. And being from out of state, your office staff was extremely efficient in getting all documentation to us in a timely manner. We will no doubt be seeking your assistance in the future as the next phase of operations begin!

TCLF – Negotiates Excellent Agreement For Allegheny County Landowner
My father and I met Doug at a local presentation where he was discussing oil and gas leasing and Right of Ways and were immediately impressed. Once the $/ft and location were agreed upon, we contacted him for assistance with the rest. Doug and associates hit the ground running with our Natural gas pipeline Right of Way agreement. The pipeline company was close to going in a different direction due to time constraints and us having dragged our feet up to that point. Doug recognized this and seemingly dropped everything else to focus on our agreement. We have experience reading legalese and knew the one-sided areas of the agreement that needed work, but Doug addressed all of them (and more!) before we even gave him our list or concerns. He obviously has much experience with oil/gas leases, ROWs and the like. We got almost everything we asked for and signed an excellent agreement. We retained him right before Christmas and signed the agreement on 1/13! Do other lawyers even work through the holidays? Thanks Doug.

TCLF – Thanks for Professionalism and Expertise!
As a Susquehanna County Landowner, we have been involved in the Marcellus Shale dealings. Needless to say, there were many issues that were unfamiliar to us regarding oil leases, survey permissions and easement requests. Through a family member, we were given the name of the Clark Law Firm. I contacted them and explained our needs and concerns. We immediately felt that they were on top of things regarding these issues. A conference call was arranged with Doug, and he explained in simple terms exactly what we needed to do with the multiple documents that were presented to us. On our behalf, the Clarks reviewed our legal documents and worked with the necessary individuals to come to a mutually agreeable arrangement regarding our property and a Right of Way Easement request. Going forward, if the need arises to seek legal representation, I would certainly recommend the Clark Law Firm. Thank you Doug, Marceea and Vanessa for your professionalism and expertise!

TCLF – First Class and Our First Choice for Gas Attorney
Our situation was a little more unique than most. We held out for over a year on signing a ROW. We did not want to make the same mistakes that we did when we signed our gas lease agreement. We waited so long that we were the last landowners to complete the pipeline. When we decided that we wanted to sign a ROW we contacted the Clark Law firm to help with the review and negotiation of the ROW agreement. Time was of the essence because the company we were dealing with was planning to route around us. Doug and his firm reacted immediately. The communication was first class. Within two weeks we signed the agreement. If we ever need the services of a gas attorney the Clark Law Firm is our first choice. I would recommend the Clark Law Firm for any gas lease or ROW agreements. Thanks Doug!

TCLF “Indispensable in Negotiating Right-of-Way Agreement”
I found Doug Clark & his firm indispensable in negotiating a Right -of- Way agreement with Williams Pipeline Company. He had prepared provisions that virtually matched all those (and more) that I was looking for in locking in a solid agreement. His rapport with The Williams project manager counterpart was a big part of getting the provisions tailored to my property and the legal work was completed in a timely manner. I would definitely use The Clark Law Firm again for any subsequent issues regarding gas leases.
